PROCESS OF A PROJECT

INITIAL MEETING
Discuss proposed project, possible ideas. Propose Design Agreement & Project Time Line Chart. A site survey and soils report ordered if necessary based on the scope of work.
GOVERNMENT RESEARCH
Zoning Info, Square Footage limits, building height, setbacks, & general city & state req’s.
AS-BUILT
Schedule site verification and measurement visit for the development of existing plans of the building and site.
SCHEMATIC
Overall concept curation and Initial development of options for floor plans & elevations.
DESIGN DEVELOPMENT
Further develop the design and drawings create 3D models/ renderings.

CITY’S PLANNING DEPARTMENT SUBMISSION
Develop and submit drawings to the city’s Planning Department for approval of the overall scope of the project.
CONSTRUCTION DOCUMENTS
Once Planning approval has been obtained, the plans are sent to multiple structural engineer’s and any other required consultants to obtain bids for their required design/ documentation.
CITY’S BUILDING AND SAFETY DEPARTMENT SUBMISSION
- Submission (city’s plan check fee required based on scope)
- City will check the plans for completion and any code issues.
- Typically projects will go through 1 to 2 rounds of city corrections before being approved.
- Depending on the city there are required clearances from different departments (Fire Department, Bureau of Engineering, Public Works, Sanitation, ect…)
- Obtain all clearances and re-submit the plans with all the corrections made.
- Obtain Approval/ Ready to Issue status
- Contractor or Owner/builder pays the required fees and obtains the Permit
CONSTRUCTION
- Hire a contractor to build the project.
- Designer comes in on a needed basis to check if the design is being accomplished as planned.
